Site Location: The subject property is located on the 4-laned section of Flowood Drive (a/k/a the northern extension of Hwy 49S), a little less than 2 miles north of both U.S. Hwy 80 and Interstate 20.

Zoning: Zoned City of Flowood I-2 Heavy Industrial.
Some other important features include:
(1) This property was operated for decades as a heavy-industrial manufacturing plant; consequently, although many of the amenities used in such a facility may not be needed for a lighter industrial use (like warehousing), the heavy-duty services (electrical service, natural gas service, etc.) are already on site, IF needed.
(2) This property is located within the "Zone X" classification, per the FEMA F.I.R.M. panel for this area. This document indicates that the entire development is outside of the 500 year flood plain.
(3) The main warehouse is of completely dock-high construction and may be accessed from 3 sides. In addition, a ramp exists whereby vehicle traffic may enter a certain portion of the building.
(4) The available space within the building is completely fire sprinklered.
